The ValuBids comp library: sample comps with price, building size and price per square foot, two of them selected and numbered for the grid.

What you get

For appraisers and appraisal firms

One library for every comp

Improved sales, land, rents, listings and pendings together. Search any word in any field, filter on price, size, year, cap rate or date, and save the searches you run every week.

The county fills in the facts

A parcel number brings in the owner, size, year built, assessed values and last sale, with zoning and future land use where the county publishes them.

Grids in your own format

Choose the rows and their order once. Adjusted sales grids go to Excel and sale sheets to Word with your headings, colors and fonts.

Your comps on the map

Every comp pinned on the county’s parcel map. Click a parcel and it becomes a comp with the size, year and last sale already filled in.

Subjects, expenses and costs

Subject properties, expense comps, cost data and adjustment notes live beside the comps, so the support for a report is in one place.

Market analysis

Price trends and paired sales from your own library, by property type, area and date range.

Questions

What people ask about the Comp Database

Can I bring in the comps I already have?

Yes. Import them from a spreadsheet, or type a parcel number and let the county fill most of each one in.

Does it include the map?

Yes. The Comp Database includes the full Map with every layer. The Map on its own is for people who do not need the comps.

Can other firms see my comps?

No. Each firm's records sit in a separate database. Nothing is shared between firms.
