For Florida commercial appraisal practices
Stop retyping the county's data into a spreadsheet.
ValuBids keeps every comp your firm has ever confirmed, draws them on the county's own parcel map, and turns the ones you pick into a finished sales grid. Built by a practising Florida commercial appraiser, for the way the work is actually done.
- A parcel number fills in the address, size, year and last sale
- Pick your comps, export the grid to Word or Excel
- Jobs, engagement letters and invoices on your own letterhead

The afternoon this replaces
Three hours of a job that is not appraising
The comp you know you have
It is in a report from 2023, on a shared drive, in a folder named after a client who has since left. Finding it takes longer than confirming the sale again.
The county's own numbers
Building area that includes the carport. A sale date that is really the clerk's recording date. A use type shouting in capitals. Each one retyped, each one a chance to be wrong.
The grid, built by hand
Six comps into a table, adjusted, formatted, and then the same six into the letter and the invoice. Three documents saying the same thing, maintained separately.
What it does
Built around the work, not around the software
Every part of this exists because the alternative was a spreadsheet, a shared drive, and retyping the same parcel three times.
A comp library that answers
Improved sales, land, rents, listings and pendings in one place. Search any word in any field, filter on price, size, year, cap rate or date, and save the searches you run every week.
The county, on the map
Parcel boundaries, ownership, assessed values, flood zones and easements drawn straight from the property appraiser. Click a parcel and it becomes a comp with the size, year and last sale already filled in.
Grids that come out finished
Pick the comps, choose the rows, and the adjusted sales grid lands in Word or Excel with your own headings, colours and column order — not a generic template you then spend an hour reformatting.
Every bid, and what it won
Log each proposal with the fee, the client and the outcome. The bid log shows your win rate by client, property type and fee level, and quotes a new job from what actually won before.
Letters and invoices from the job
An engagement letter written from the assignment, on your letterhead, with your wording. The invoice follows from the same record and emails itself to the client.
Mileage, counted for you
Enter the office you drove from and the inspection you drove to, and the round trip is measured by road. The yearly total comes out in the layout the IRS asks for.
Why it fits
It knows Florida counties
Generic appraisal software treats every county the same and leaves you to fill the gaps. ValuBids reads each county's own records: Lee's building sub-areas, Collier's parcel layer, the statewide Department of Revenue file, and the use codes behind them.
That means a building size that excludes the open porches, a sale date taken off the deed rather than the roll's recording month, and a property type written the way you would write it — not shouting in capitals the way the county publishes it.
Built and used daily by a practising Florida commercial appraiser.
A comp, filled from a parcel ID
| Address | 150 Pondella Rd |
|---|---|
| Type | Office Building, Multi-Story |
| Building area | 8,832 SF |
| Year built | 1973 |
| Sale date | 7 Jan 2026 |
| Sale price | $1,495,200 |
The county's rolled-up figure for this building is 10,824 SF. ValuBids adds up the sub-areas and leaves out the carport, the open porch and the screen enclosure, because a gross building area is not measured that way.
