Generic appraisal software treats every county the same and leaves you to fill the gaps. ValuBids reads each county's own records: Lee's building sub-areas, Collier's parcel layer, the statewide Department of Revenue file, and the use codes behind them.
That means a building size that excludes the open porches, a sale date taken off the deed rather than the roll's recording month, and a property type written the way you would write it — not shouting in capitals the way the county publishes it.
